WILDOMAR: Retail project headed for council review

Jack In The Box will have some competition along Bundy Canyon Road in Wildomar if a proposal for an adjacent retail building anchored by a Subway sandwich shop gains approval from the city.

The proposal cleared a major hurdle Wednesday when it received the unanimous endorsement of the Wildomar Planning Commission, which recommended the City Council approve the project at an upcoming meeting.

The project consists of a 10,500-square-foot building with the capability of housing as many as seven retail tenants on a 1.3-acre property. The land is bordered by Angels Lane on the east side and the parking lot serving Jack In The Box to the west.

A block from Interstate 15, Jack In The Box is the only true restaurant on that stretch of Bundy Canyon between the freeway and Mission Trail, and it gets a lot of business from Elsinore High School across the street, in addition to freeway traffic.

The applicant for the proposed building has identified Subway as a major tenant that would occupy the center section of the building.

"The kids really need a place to eat besides Jack In The Box," said resident Maria Walker in voicing support for the proposal.

The applicant for the proposed development ---- Onkard Sud ---- tried to work out an agreement to have shared parking with Jack In The Box, an offer that was declined by the San Diego-based company, a representative of the applicant said.

As a result, the proposal calls for the installation of a 4-foot decorative retaining wall separating it from the Jack In The Box lot, while Bundy Canyon and Angels Lane will be bordered by landscape planters and a 6-foot-wall would be erected on the northern boundary separating the building from homes.

The building would be situated at the north end of the property and face south toward Bundy Canyon, while access to the project's 60-space parking lot in front would come from Angels Lane.

The applicant proposes a contemporary architectural design consistent with some other recently opened commercial centers such as the Renaissance Plaza on Clinton Keith Road in Wildomar and The Shops on Scott Road in Menifee, according to the city planning staff's report.

"I think it's going to be a really nice-looking building when all is said and done," architect Dan Cline told the commission.

The design, however, prompted criticism from Wildomar resident George Taylor, one of several residents who raised concerns.
